New Service Helps New Jersey Architects, Site Engineers / Land Surveyor, Builders and Realtors Plan the Perfect Luxury Landscape
Ramsey, N.J. (PRWEB) February 22, 2008 -- It happens all too often. A New Jersey family wants to build a luxury swimming pool and cabana, outdoor kitchen and patio or outdoor fireplace only to learn that local zoning or other regulations prohibit them from realizing their vision. Now there's a way to prevent such disappointment - a program that gives New Jersey homeowners and the professionals who serve them the resources to get the maximum use of any property.
Cipriano Landscape Design, a New Jersey-based luxury landscape and swimming pool design firm, has unveiled Luxuryscape?, a comprehensive site analysis program that can be used to evaluate a property prior to purchase, or before new construction or home renovation.
In a tightening housing market, New Jersey architects, site engineers, designers, Realtors®, and builders can boost business by providing accurate and targeted site development information to their clients. Luxuryscape? is designed to give them that leg up.
Chris Cipriano, founder and president of Cipriano Landscape Design, says, "Don't let your clients buy, build or renovate a property until they know its limitations. You would be surprised how often we are told by a homeowner that they would not have bought their property or built such a large addition, deck or driveway if they had known they could not do any other improvements." Cipriano's NJ Certified Landscape Architect, William Moore, explains that Luxuryscape? "allows homeowners to judge whether the purchase or development of the property will suit their needs in the very beginning of the process so they don't short-change themselves down the road."
Whether you are working with a 150-foot by 200-foot lot in Ridgewood or acres of land in Saddle River, Alpine or Franklin Lakes New Jersey, understanding if a particular property can meet a client's needs is critical, Moore says. He recalls one homeowner who wanted to build a complete outdoor resort that would have included a swimming pool, dining patio with outdoor kitchen and other luxury amenities. The problem was that the project required 3,500 square feet, and there was only 800 square feet of developable space remaining on the lot. Had the homeowner known that installing a circular driveway five years earlier would prevent him from eventually building a swimming pool, he never would have selected a circular driveway in the first place. "None of his previous contractors had asked what his future plans for improving the property were," Moore says.
New Jersey Home Professionals: The latest luxury outdoor amenities require more space than ever before as outdoor kitchens, fireplaces, pergolas and firepits become commonplace. Long gone are the days when a simple 800-square-foot pool surrounded by a patio will meet a sophisticated homeowner's needs. Today's high expectations are making it increasingly difficult to find the right locations for the essential infrastructure components.
Compounding the problem is that homeowners often fail to think about their future plans or to inform site engineers about all of their needs and desires. A homeowner's request to add even the slightest width to a driveway or other impervious surfaces can unexpectedly impact their ability to build a custom swimming pool, cabana or dining patio later in the development process. In addition, different design disciplines such as Formal, Natural and Traditional styles can affect the way a property is utilized. Luxuryscape? helps you take account of all of the factors that can cause difficulties and costly changes before the work begins.
Luxuryscape? is especially beneficial in plotting the layout of septic fields, drainage pits and utilities. Knowing a homeowner's design preferences and desire for particular amenities can help you adjust the location of vital infrastructure components in much the same way you would develop interior features. Kitchen cabinetry and coffered ceilings, for instance, are designed before rough plumbing and recessed lighting are installed. Luxuryscape? also helps the site engineer prevent the homeowner from overbuilding any one aspect of a property by forcing the client to think about his or her overall plans and what potential locations are available for future amenities.
The Luxuryscape? program also identifies and conserves valuable resources that exist on the property, including specimen plant material, large trees, organic soils or aged stone. The conservation and utilization of existing material will result not only in cost savings, but it will help you create a more desirable and natural-looking outdoor environment for clients.
Building luxury outdoor spaces within legal limits is at the heart of Luxuryscape ?, a well-balanced plan that offers all the amenities a property can sustain - and most important, ensuring client satisfaction for years to come.
