EncinitasCarlsbad.com Lists Ocean View Real Estate on Neptune Avenue, Encinitas

Encinitas, CA (PRWEB) January 14, 2008 -- Despite media coverage concerning decline in home values, real estate in exclusive communities still holds the commanding heights on prices. Neptune Avenue in Leucadia (part of Encinitas, California) is a street whose location adjacent to the ocean commands a premium price. The homes along Neptune Ave. sit high on a bluff overlooking the Pacific Ocean. Margaret Hokkanen, lead real estate agent for the EncinitasCarlsbad.com Team, has just listed one of these ocean view homes at 1475 Neptune Avenue for the asking price of $1.975M. The property brochure can be viewed at http://www.EncinitasCarlsbad.com/page.cfm?page=Info1475Neptune

Built in 1998 the home has three bedrooms, plus a loft, and 3000 square feet of living space. "This is California coastal living at its best," says Ms. Hokkanen. "Though the home is across from the bluff, it nevertheless has magnificent views of the Pacific Ocean. The best views are from the downstairs living foom and upstairs master bedroom, but you have views of the water from just about all of the rooms." Hokkanen says that because the home is less than 10 years old it has plenty of modern conveniences like granite countertops, larger living spaces and a more interesting floor plan. "The simple-yet-useful outdoor shower allows you to rinse off the sand from the beach before going into the home, and that is a feature that beach walkers really appreciate," she says.

When asked about preparing the home for sale, Ms. Hokkanen indicated that little needed to be done. "We brought in a professional stager to fluff up the house before the architectural photographer came in," says Hokkanen. Of the photographs, she indicates that her favorite is the living room in the early morning light. "Our photographer was on site at 6:30 a.m. to set up before the sun rose. The light as it filtered through the picture window is beautiful, and it really illustrates why people buy homes along Neptune Avenue."

Ms. Hokkanen is optimistic about locating a buyer for the home. "Not only is the home one of the least expensive homes currently on the market on Neptune, it is also one of the least expensive in cost per square foot," Ms. Hokkanen states. "Once people see the photographs of the four-page brochure in the flyer box, they will understandably want to get inside and preview the home." She says that the home can be seen easily with an appointment.
