Plaza Las Americas Shopping Center Under Construction On Eastern Avenue in Las Vegas
Las Vegas (PRWEB) May 29, 2007 -- Plaza Las Americas Shopping Center is under construction at 536 and 546 North Eastern Avenue in Las Vegas.
Comprised of two buildings, the $12 million, 31,000-square-foot Plaza Las Americas Shopping Center is located on Eastern Avenue just south of Bonanza and just north of the 95 freeway.
Plaza Las Americas is one of few new retail developments in this area and will serve a high population area with needed services, said Chris Shelton, principal of RCS Development. Plaza Las Americas is already 50 percent leased with a planned fourth quarter 2007 delivery.
Tenants include Centravel, Gomez Consulting, My Dreams, La Cocinita, El Rodeo, Western Wear and others. The general contractor is Massengale Construction and Gatski Commercial Real Estate Services is the leasing agent of record.
Rob Lujan, vice president, leasing and brokerage for Gatski Commercial Real Estate Services, said RCS Development is working to attract a small grocery store or Hispanic market for Plaza Las Americas as well as a restaurant/bar with gaming, plus other neighborhood service users such as an insurance company, a real estate company, a sandwich shop, pizza restaurant, coffee shop and medical or dental user.
The city of Las Vegas has been very supportive of the new development. "I'm pleased to see this new shopping center taking shape in Ward 3," said Mayor Pro Tem Gary Reese, who represents the area where the project is located. "I'm happy to have additional services available to my constituents."
Chrysanthe Georges, president of Georges Marketing Group, a Las Vegas-based marketing consulting firm specializing in the Hispanic market, praised the niche development and said the center is part of a national trend.
"There is an emerging trend with shopping centers to create shopping destinations targeting the Hispanic consumer exclusively," Georges said. "Retailers and businesses are recognizing that there is a great opportunity to tap into the spending power of the rapidly growing Hispanic population. Creating a shopping environment that resonates in a culturally specific way is important to the success of these efforts."
Georges said one of the more successful models of a Hispanic-targeted, themed center is the Plaza Fiesta Mall in Atlanta, Georgia. And plans are underway to transform an existing mall in Charlotte, N.C. into a Latino-themed shopping center. "Georgia, North Carolina and Nevada are all among the top 10 states with the fastest-growing Hispanic population," she said. "It seems our Nevada developers are on to something."

Sarasota Real Estate: The Luxury Housing Market Continues To Sell
The real estate scene in the lovely southwestern Florida city of Sarasota is slowly but surely pulling itself out of the morass created by the US housing crunch. Local real estate brokers here have recently only been closing around 27 homes per week, which indicates that it would possibly take an extra three years to sell off the existing inventories.
